@Jake Bryant all do respect, ( not trying to sound " mean " ) what is it you bring to the table ? 

ideal size would be 8'x18'.

My 2 cents to the mix would be The ADU is the only way so far [SB 9 and 10 not withstanding] - You should be able to take the SFR and do an attached JADU up to 500 sq ft, then you can [lot size permitting and every city has its own code so do some research] another detached or even attached regular ADU - and as long as you live there as owner occupied you can live in the SFR part, rent out the ADU and JADU- the twist we do is to rent out 30+ days as a furnished rental.

There must be savings on the table in negotiating everything into the hands of a single insurer. 

Sales in past 4 months of similar size and construction in neighborhood tract are what is needed.1.

Still trying to get my head wrapped certain ideas concerning real estate, but I am always interested in learning more as it seems the best way for me to reach my goals of being able to afford a good sized family and actually spend sometime around them instead of 60 hour work weeks.

You could update the "capital table" for each deal as you grow. 

Make sure the numbers work, but if you bring a lot of cash to the table the numbers work better.  

This would mainly be in a higher priced area(I live in the East Bay of Bay Area).Find a partner willing to invest and to live in the house(one of the homes) purchased.Find a home or lot for sale that is big enough to be subdivided while maintaining a good size lot on each parcel.
