My understanding is this would provide flexibility (can choose states that I don't live in), privacy (don't need to have my name and home address included in LLC records), and convenience (I guess these services send updates about deadlines, etc.).  

There are such attorneys that exist, but you're looking at a rather large firm that will charge you for the convenience of a one-stop-shop.

Quick fast and convenient.  

But, I was really surprised to hear that.  

Also, make sure that the Purchase Agreement will entail a proper Warranty Deed transfer with no Liens attached or other nasty Tax or Ownership surprises.
