The listing price was 139.9k without any appliance, I got it for 137.9k with all appliances stay.

It is cities further in the south that are struggling to stay net positive. 

Mislabel one of the other parties emotions or desires “so it seems that you are really eager to leave your job” when you know they want to stay-this forces them to listen and tell you that’s not it, but this is.

For one the owner has to stay in the property for two years before selling or moving out.

It just seems like a place that we would be happy and comfortable to live in.

I do know some investors that feel comfortable with having $1,500-2,500 in reserves.

For me the construction and figuring out what to develop is a comfortable area, its the financing and deal making that I am hoping to get some help with.  

You may find that you should each work independently and collaborate on some deals.Personally, I would work seperately, but stay in touch.
