I know one thing we are looking into is getting grants and subsidies from local, county, and state governments as tiny homes count as affordable housing and there’s a lot of money the government is giving away towards just that.

Then sold the condo and did a HELOC on my new house hacked and did a BRRR out of state, where I made an extra $60K on top of money actually out of my pocket and bought another property with a 50/50 split with a business partner.

I stayed patient because I knew her non-paying run would eventually end.And what did she do, left the property in such a trashed state that that a junk removal service told me it's going to take at least 2 full trucks to clean the place out - and it's going to need a top to bottom remodel.

My leases state that any monies the tenant owes (fees, utility bills, etc) are "payable AS RENT" so that if a tenant does not pay that amount when the next monthly rent is due, I can take the appropriate actions the same as any other unpaid rent situation.
