What areas in your view would be the bets for investing and any to be more cautious in?

If the tenant is clearly breaking part the lease your best bet is to issue them a written Notice To Comply form, giving them x amount of days (check your state law) to correct the issue or face eviction.Unfortunately if the tenant is not breaking any part of the lease you have a little less leverage. 

@Ann Keefe you can install a sub meter and that would be your safest bet.

Your best bet for free probate leads is by going to your local city library and grab the local (reference) newspaper.In the published notice go to Classifieds, then to Legal Notices.

A smaller multi unit is your best bet.
