Not exactly sure how things will shake out there but look for some more building to fill in the demand for lower cost housing.If you are in it for the long haul, a 2-5 year downslide is not the end of the world as long as you don't have to sell during that time period.

I just forward them on to the Department of real estate with a fill in the blanks 60 second complaint form.. its not legal .. and if they are going to send the stuff to me I am going to turn them in.. plane and simple.

you can bypass going to room 201 by just going to the nj courts website and download the form and fill it out on your computer, print, sign  and make four copies.

For at least the next year, vacancy isn't going to be an issue (and if you're factoring in tenant turnover costs assuming they bail, their security deposit is 2-months worth of rent, or $2,200, so if they broke their lease and lost their deposit, that would inherently be a significant boost to my cash flow - this property has a track-record of taking about 1-week to fill when vacant, and I've familiarized myself with all of the current landlord's marketing methods and materials to keep it that way - but for the sake of this, we're going to pretend they stay).
