I get how private money works.... and I get the deal.But even hard money lenders typically want some skin in the game.

You just have to have thick skin.  

I want to be able to inspire the younger generation and show them what is possible no matter what the color of your skin is, where you come from, or what you had or didn’t have growing up.

😂As to your question, like many others, I add the 10s digits first then the ones so 40+20=60 8+7=15 60+15=75.Interesting question as so many way to skin a cat...kinda like real estate investing!

I’ve actually thought of flipping the second house/rehab to come up with all the brrr money to get started but maybe once I get some skin in the game with the first property I can find private lending on the second!

Your skin will need to thicken substantially over the next few years.

I know there are investors that get deals without using any of their own money, but let’s be honest the vast majority have to put skin in the game, especially when we’re starting out.

This time around, we have folks with skin the game,  and lots of investor cash sitting in accounts looking for a place to go, and low inventory (not to mention reasonable prices relative to interest rates).
