I'm don't the best communication skills.

Blue sky is a business value that is based on intangible assets, like good name, reputation, management skills, name recognition, things that can not easily be valued but can be recognized.

Likewise with estimating ARV.In my experience, wholesaling is much more difficult than rehabbing, as wholesalers need to have pretty much the same set of skills as rehabbers, plus MORE skills that rehabbers don't need.

The beneficiary will not be involved (already understands/accepts that fact).Considering the beneficiary is bringing the bulk of the cash, and the other two are bringing management, skills, etc and some cash to the table, I need to understand (in layman's terms) how all this special allocation stuff works.

I believe that some of the sales skills learned as a recruiter can translate very favorably to REI.
