Plan is to rent 2 unfurnished/6 mo leases + 2 furnished short term/AirBNB.My house just closed last week and now I'm in the process of fixing it up cosmetically (drywalling over old 50's ceiling tile, ripping up old carpet + refinishing the hardwood underneath, painting, new floors everywhere that doesn't have hardwood).

She is open to owner finacing but it has to be short term and she still owes on the property, so she would have to take a second on the property, and I do not know how much the current balance is on the loan.

If you your plan was a flip or short-term hold, then a HELOC might be an acceptable solution.However, if your plan was to do a long-term hold, you will likely end up having to do two closings, one to buy, one to refinance.

I am going to look into this, but thankfully I do not have such a case on my hands, else I would definitely not be a happy camper.Long story short, start planning an exit strategy with said tenant as this does not look/sound good.
