Many business would still require physical space to run which are service based but still a huge amount of space will left vacant and supply will of commercial real estate will increase and demand will decline.

Purchase 2/1 under 1000 sq ft living area with over 7k lots in areas where the price per sq foot is over $500 per sq ft (a lot of areas in LA county) : fixers purchase them anywhere between 90% to 70% of ARV (they can even be at 100% of ARV as in retail) if in a great area and a great lot. and ADD 500 to 1000 sq ft to living space | Renovate existing sq ft to match new home | ADD ADU (2nd unit or convert the garage).

However, the CARES Act absolutely pulled the rug out from under landlords and overrides decades of landlord-tenant legislation and case law at the state level, as well as hundreds of years of basic contract law, by banning evictions for non-payment of rent for 120 days.Under this Federal Law, a tenant who stopped paying their rent in March would have no repercussions whatsoever until July 28th, at which time the landlord can issue a 30-day notice, wait the required 30 days, and then get in line to wait for a court date with an overwhelmed local court system in hopes of regaining possession of their rental unit.Even the best prepared landlord would have a very tough time weathering six months with no rent and no recourse.
