People forget to mention closing costs ALL the time when it comes to 203k, leading people to believe they can buy property with 3.5% down. 

I almost failed to mention that this deal will lead into at least 1-3 more similar deals (as the sellers are very close friends to our family and they want to work with us vs.

Just be careful you do not lead them down the wrong path when consulting with them if they truly needed an attorney.

Im on a mon to mon now i have a friend that has been staying here and now im told my rent will increase, the electrical is always blowing a fuse so im w/o power for most of the day throughout the home untill the niece who lives in the main home gets home or feels like resetting the electrical box, i got a window unit cooler after my home registered 95deg inside im being told this plc isent equip for it the main home has 1 running as well.
