I also start showing the apartment while they are still living in it.In almost every case, it was not a tenant trying to avoid paying for damages, rather a tenant trying to come up with the down payment for their next apartment/house before moving day.In the rare case that it was a tenant trying to avoid paying for damages - this type of tenant does not usually care about credit, reputation, threats of eviction, etc.

Who provides the best training, provides the best support, allows you to participate in referrals, who puts you in your market with the better reputation, who provides assistance when you get in over your head????

I've been told that I will ruin my reputation if I put in multiple offers on different short sales and then back out of some of them because an REO comes along or one short sale gets approved before the others, and that I'm screwing over the seller because they may lose their house if I back out.

RE Brokers,good ones, have a reputation to uphold which is worth much more than a law suit or threats of one.

The charge of "fraud" is highly inflammatory & there's nowhere to "pick up" your reputation even in the unlikely event you "win".

I think that's why hard money lenders have a bad reputation.

Real estate is about relationships as much as anything, and going in with the attitude that you're going to bait-and-switch the seller is going to earn you a bad reputation.

The LIBOR had a very good reputation as an index, it was less volitile as other indexes and was a good option, now I can see borrowers shying away in favor of the Fed Funds index and even the higher prime rate published in the WSJ.
