Many property managers send out reminder notices of impending deadline a month in advance, small landlords might give a courtesy call directly to their tenants, but either way start showing the places right after that date so you don't risk going without a tenant and they understand you are serious.

This is a reminder to all REO investors or would-be REO investors:If your state has transfer taxes that are normally split between the buyer and the seller, most banks make you pay both sides on REO deals.Be sure to factor that into your numbers!

It will cash flow very nicely.Back and forth:I spent a good 2 hours preparing, just writing out the bullet points, starting with additional questions for her, moving onto some of the new issues we found with the house, summarizing the repairs needed, then working into reminding her of the reasons she wants to sell.

I would have either discussed it with the tenant and followed up with a certified letter, or just send a certified letter explaining that it was excepted this time but will not be accepted in the future and reminding them of terms.
