If there are tenants in the unit(s) directly under the attic you may need to wiat for a vacancy, or relocated them, to perform an abatement ... but quite possible not if the attic is put under negative pressure and the vermiculite can be vacuumed out. 

I am relocating to another state for a new job and am trying to decide if I want to sell my home and re-invest in something up here.

At the bottom of your picture there is a door, can you relocate this door, add more cabinets and countertop and add the fridge at the end, Perhaps another 4' of usable area.

You could try Rentometer.com or you could just see what Zillow/Trulia etc say, or you could ask a real estate agent that might be familiar with the area what the Comps are as far as rent goes.Don't forget alternative strategies such as corporate relocation rentals, etc.  

Occasionally everyone will show something but if it's over and over again or a large group then take special notice.The high motivators are death, divorce, retirement, partnership split, other businesses stretching them to thin, health reasons, relocation to another state or country, bought into the industry and want to now exit, etc.If it's an existing business that is not franchised I will look at it IF they have a long track record of success.

In fact, I include a statement in my "increase letter" that lets them know they need to give proper notice if they plan on relocating in the near future.
