Verify the info they tell you about previous rentals and why they are moving by talking to past landlords (their second to last one will have more reliable info than the current one who may just want to get rid of them), doing a credit check (which will validate past address history), and checking court records for any landlord filings and judgments.  

You have no idea how difficult it is to build even 1 reliable team of "boots on the ground" to represent you- never mind doing it in 3 different states at the same time.

There are good investments to be found possibly anywhere if you look hard enough, but the point of this exercise was to narrow down where to look in a fairly reliable way.Best of luck all!

If you're that far away it's probably something worth considering, unless you already have all the contacts mentioned above it might be difficult effectively manage the property that far away, especially in the event something serious goes wrong.If you do decide to manage it yourself I would also make sure to have a reliable lawyer on call in the event things go south.If you don't mind my asking, how are you planning to find tenants?
