Respond to your tenants’ calls quickly, or if you can’t be sure they know you’ll be unavailable for awhile.Being a good landlord will go a long in way in developing lasting relationships with your tenants, which will in turn, help you keep them in your property longer.

Sometimes it’s wiser to look at the big picture and take a short term loss in order to preserve your reputation long term.

Get out of your comfort zone and start talking to the players in the game, create meaningful relationships that provide mutual value. 

Personally We have been using 5 different banks, some sold out and now down to three,  This gives me more creative finance options, each person brings something different to the table, and this increases my "Available lines of credit" .Build relationships, you never know when you might need one to help you out.

The rates won't very that much but developing a relationship is extremely important.If you can understand some of that you'll be a successful investor.
