Not a lot of other GOOD reasonable options available.  

I'm not suggesting that you do, but, I am suggesting that you come up with the right reasons not to.Having said that, it looks like you are getting a good grasp on the various pros and cons of different strategies.

In my market there are plenty of good houses not in a flood plane so no reason to deal with it.

So again I would never paint the yellow vinyl siding for a flip for fear of potentially causing very expensive problems and for no reason 

So if I find one that does everything I need it to for assigning a contract to an end buyer, what happens if the end buyer WILL NOT use mine because whatever reason and is dead set on using his, so the question is what if that happens and his title company don't allow me to assign my contract to him?

Our combined annual income is ~200KWe have investors presentations lined up, but I wanted to go in with a property and what our plans are.But I've been looking for the past two months and can't seem to find anything on LI/NYC, that seems reasonably priced.

The criteria being that it must be reasonably close and under 200k.
