Don't.Retirement is not something you want to play with, it is realistically too little to be a hard money lender setting aside the regulatory baggage that comes with that. 

You'll walk out of it with a buyer if your price is realistic 

It's always refreshing to read a realistic RE tale, however long it may be.  

How realistic is it to plan to BRRRR out of the property after 1 to 2 years?

. $1000 for Water and $500 Garbage seem too high; $600-750 for Water $250-300 for Garbage seems more realistic.

The class was $20, had pizza that people from upstate consider "good", and tbh I liked how they approached it from a community involvement standpoint... while being realistic about the challenges with tenants.

I found out that many people involved in real estate aren't able to establish realistic costs very easily.  

1% does not apply everywhere NYC being one of the places that it does not, there are just some cities where it is not close to realistic and an offer at that level would insult a seller.
