If the property is in an LLC or any other type of corporate vehicle, or if it is managed, I would advise whoever is managing the property to get a debt collector's license in Illinois or at least include the language that "This business may be deemed to be a debt collector under Illinois law."

The negatives include the age restriction, the fact that most communities require an application contingency to be part of the sale, the transfer fee and the fact that many have restrictions that dissuade a sale such as no rentals unless you have lived there for a year and vehicle restrictions (no pickups, no motorcycles, etc.).
