Based on your current financial position, I would say you have more than a fair chance to reach your goal if you work at it.

That's not a position that you want to be in as landlord/PM.Totally agree with @Mike Dymski.

The new contractor may discover quality/installation issues from the previous contractor. 

CoStar and other companies mentioned are trying to increase the volume / quality of data but even then this is a very fragmented industry.

I wasn't super worried about the PMI for a year, cause if its literally no money out of pocket and it has positive cash flow, I viewed that as a win.
