I am just concerned with the quality of tenets.

I'm currently putting alot of focus on marketing and setting myself up so that I DO find those quality leads.

Are there quality, purpose built multifamily properties in your area, or are the 2-4 unit properties just chopped up old houses in the tougher part of town?

Obviously, it depends on the quality of the home.

While it is difficult to give a definition of a "good deal", the few common qualities that must be in place in order for a deal to reach the "good" category (for me) are a.) the deal must be legal, b.) the deal must be compliant, and c.) the deal must make financial sense. 

While cash flow is generally less in “Nova”, it’s a market that is one of the most recession proof in the country because of the number of quality jobs in the area.

@Andrew Gingerich  I don't think many in the US understand the quality of life that can be lived in that valley.No real threats of major storms or twisters..

If it is high in demand, I would look into other "higher quality" tenant prospects to rent to.

I require a 10% - 20% increase to the monthly rent, depending on the time of year, strength of the market, and quality of tenant.Is your market slow?
