You're most likely responsible for the AC, water heater, and anything "inside the box" like plumbing, electrical, flooring, kitchens, and bathrooms.If you find a cash flowing condo, the only real concern in my opinion is shifting HOA management and fees.

It is honestly too hard to tell given I don't know what original site conditions look like, how much dirt has to be moved, are they having to import water to assist in compaction, how much excavated fill will have to be disposed of off site, concrete costs per cy including all fees to deliver, rebar costs, pumping or no pumping, -- looks like you are going to have 2 mobilizations,,,, one for the footing and the second to pour the slab..... there are a lot of variables here.....

Hello,Just purchased my first small 6 unit apartment in Ohio, I have 1 vacant unit that I am looking to start showing but I read at somewhere there is a limit to the amount you can charge a tenant on an application fee for background and credit check that is set by the state.

If the listing is on MLS then I would get an agent and have them run comps (CMA) and get there 3% fee which is paid by the seller If it's off market and they won't pay the realtor fee - You could pay a realtor $125 for a BPO (broker price opinion) to get a more realistic value.

I own the land outright, and do have the funds for the construction.Would you leave the cash in your normal passive investments (mix of bond funds & stock market) and borrow for the construction, or pull the funds out of the investments and pay cash?
