Just simple math say that for the $160K ARV you'll need $40K down so you have to be "all in" at $120K and with the $35K rehab budget you need to buy at $85K.

The same math at market rent would be (2100 *.64) - 600 = 744 minus water bills ect.And while I might be nitpicking slightly on this second point, I've never liked estimating repairs and maintenance as a percentage of rent.
