Maybe you should try and go the direct route and call hospitals, find the housing department / agencies who place the traveling professionals, and let them know you’re a housing provider with availability.

(ik it's a vague question, but since you have experience, your market selection would be wiser than my research) I can't answer that directly, but I would suggest you start with areas that you may want to spend time if you had to and then start finding people to network with in those areas.

We don't get to work around the real estate professional rules just by lumping passive real estate into the same LLC as an active activity.The lending is going to be very facts and circumstances dependent, and will likely depend on how you are going about this activity.
