@Chuck KautzHey Chuck,I like your idea of getting your daughter involved.As a father of 2 kids that went to college I think this is a great time to expose your child to what the whole process involves from purchase to rehab to managing this property.Your child will get so much real world experience out of the process I hate to say but this exercise my have more of an impact on her life then the BA has!

The process was straightforward.

Hopefully your bank lets you pull 70% to 80% LTV so you can most of your capital out of the project in order to repeat the process.  

We are currently in the process of reaching out to real estate agents in the area based on research, recommendations, etc.

So before I go through process of inspection ect here are some images.

We have reached out to agents in both markets and are starting the pre-approval process in both states.

I'm in the process of closing out my second BRRRR and I'll be giving him a call for a second refi. 

The process for getting it properly inspected may require some breaking into drywall to access electrical or plumbing but in my opinion that should not be a huge deal provided its not overly extensive. 

The costs for repair are held in escrow until the contractor (you'll want one that understands the 203k process) completes the work and you sign off on it.
