If you are having problems getting it rented or your gut is telling you he is legit or you really want to rent to them for some other reason just get a big extra deposit.

The problem is that you end up not even getting started because you are worried about step #10.

@Jamier Hughes it is very likely that your list is not the problem with not getting calls back.

The only problem with buying new and renting is you usually can't get a loan that has a mortgage low enough that will allow for cash flow.

My brother has done this exact thing with no problems at all.

I had my handyman take a look at it and he said either the motor needs replacing or the digital control unit needs replacing but it's beyond his handy abilities so I don't know how much this would cost me. 

Bottom line I could not have done it without my partners and the ability to borrow 10 plus million from my commercial bank for SPEC construction loans..  

Problem my debt to income is through the roof and I can’t count my wife’s income because her credit score isn’t good enough.
