Hello BP Team, i wanted to get your opinions on the best way to provide proof of funds to a seller and their broker when you are using private investor funds and hard money to purchase a Commercial property.For example,  funds aren't necessarily in my personal bank account but instead the funds coming from different investors. 

Currently, I work for a real estate private equity fund in Chicago and specialize in California multifamily assets and Florida master-planned communities.  

What does this mean for flippers who use private financing to purchase distressed properties?

What @Bill Gulley just wrote is what happens with banks and loans in arrears, and mortgages in default.Watch out.Look for current mortgages and make some money on sub2, lease options and wraps as acquisition strategies, or just pay all cash with JV Partners, Private Lenders, tradiional 20% down banks, or Hard Money Lenders.ever read your "foreclosure rescue" internet threads on the FBI site or the Attorney General sites? 

Private Mortgage, Property Management?

My simple question is how to I attract private equity.

I am looking for private money to fund my fix and flips.

EAT financing is a one off type of financing that is usually only done by portfolio lenders, private banks and individuals.  

If I purchase this, it could get me in the bag with private financing in the future (most require you to have some kind of portfolio usually five doors).I visited the property today.

Many approaching retirement are leaving the field or just taking existing patients that pay cash or have private insurance.
