The option to rent to a premier equestrian or polo player at a premium price for the winter equestrian season presents itself.

That adds value to the land so it becomes shovel-ready project for the developer and he should be ready to pay premium price.

I've even offered to pay a premium for faster turnaround, but no takers so far.

Gleaming refinished hardwoods are a huge selling feature in my experience.

I DO NOT recommend jacking up the price and trolling for suckers for a premium lease option.

It becomes a hazmat site... and remember, if an insurer finds out it was not disclosed, at the time of the insurance, they can drop coverage, substantially increase your premium, or refuse to pay a claim, if one is filed....

While it could use a little more polish (small things, like maybe interior paint), it has some major features that those don't have - brick and stone exterior, great fireplaces, etc.The question is, how variable are appraisals?

Also nowadays with enhanced report feature they all look the same, which is nice and removes and preference for visual bias.
