A charitable trust can be a great vehicle to provide income to you/your spouse during your life while also providing an income tax deduction on the asset you contribute to the Trust.

My preference would be to "learn the ropes" from someone for my first couple notes but I would still want to provide value in some way and would want the transaction to be worth it to them as well. 

Prefer that over general statement please if possible.

I guess for me when I buy NPN its for only one reason and that's to own the asset.. so I just look at it as is this a good deal to buy this house and how long will it take to me to get control rehab and resell.  

I have done this, but now prefer to leave the money in the business because I can and because I don't have to pay taxes on the wage I pay myself.
