Anyone know any agents or sources for getting in on multifamily homes for sale (2-10 plexes) that are not on Loopnet  or MLS?

I have been in constant contact with the realtor/short sale specialist and they assure me on is going well.  

Please elaborate on your comment about tenants being placed to boost the sale price.

If you decide you want it, and can get family members to agree, an for a partition sale may be your only route, which might be a bit costly, and won't help family relationships.

I was most recently told that the tenants have signed a 60 day sales termination which states they must move out within 60 days of sale if I don't want them to stay.

The properties that I am interested in are low cost (relatively speaking) sales, abandoned/adjudicated properties, and local auctions.

Which number is more important, sale price or price/sf?
