When someone does buy and hold how could the exit be managed especially with big portfolios in order to avoid big economy drops that may be occur during those 30 years?

I recently have decided to make the jump into Colorado Springs to expand my portfolio.

We plan on selling next Spring/Summer, then reinvesting the money back into more investment properties and do some house hacking while we get the ball rolling and build up our portfolio.

It hasn't failed but the portfolio lenders have all said they require it to be repaired prior to doing an appraisal.I did get the property fairly cheap and the seller said he is under financial strain so selling is a priority for him.

anyone have a portfolio lender they use in the area? 

According to what I have read elsewhere, at a couple properties...that is also about the place that conventional lending starts to become more challenging and portfolio lending and private financing options start to be a better fit.
