Porfolio Growth Model
Hi Everyone,
I am trying to build out a 10 year "Portfolio Growth Model" in excel. The idea is to financially model 5 SFR purchases a year over the coming 10 years. The goal is 50 mortgage free properties in 10 years. I am looking to build this portfolio however want to be able to tweak assumptions and assess capital needs as I go forward and based on certain assumptions (rent rate, interest rate, vacancy, turnover, maintenance, contingency, etc.). Has anyone built an excel spreadsheet that enables this type of analysis? Perhaps I can have a spread sheet for each property and then roll each of these into a 10 year summary. Trying to see what is out there.
