I'm hoping I can get some recommendations on good readings or pod casts on the two topics: (I am more concentrating on the BRRRR method) I'm having a hard time understanding the benefits between buying a house cash, or using a loan/mortgage.

We have fixed the plumbing and electrical but would love to get recommendations for the rest of labor needed.

Once you get more experienced, you will learn to break up the home into sections like kitchen, baths, flooring, paint, windows, doors, trims, electrical, plumbing, landscape, roof, HVAC, etc.

Get yourself a good housekeeping crew and handymen and contractors lined up for HVAC, plumbing, electrical, hot tub, and appliance. 

The tenants will be able to tell you if their roof is leaking, if there are electrical issues, plumbing issues, etc.

I used the BRRRR method on some of my properties with a local credit union and am going to do another here soon as well.
