In a meeting the list of crops is decided for the year, the farmers do all the planting, care and harvesting and each months when the season starts the members get a basket of fresh organic fruit and veg.

I did have on case where the city wastewater plant (sewer plant) would do something that made the neighborhood smell for a few hours then go away. 

I don't have any inspectors to advise you on; as, so far I'm still suffering from (or probably enjoying) DIY.   

I have found that the housing prices are way lower and usually come with a nice chunk of land  but the rents do not suffer as much.

Plant City, Winter Haven, Davenport, Brandon..... many good buys near main roads, but outside of the heart of the cities.

If you don’t need cash flow right now, then I’d plant that tree and wait for a few years to refinance or sell and do a 1031 exchange to scale up.
