Today for a one bedroom apartment a lady and baby daddy with 4 kids and 2 dogs, one cat and a bearded dragon want to rent the apartment. 

Ask about living habits, if they smoke/drink (if thats a problem for you), if they have pets, if friends or a significant other that would be visiting a lot, why they are moving, how long they need a place, and anything else you would want to know.

If you find any lease violations (e.g. illegal pets, illegal drugs) you can evict for that.

She wouldn't kill my dog or do anything to harm her I believe, she's not that cruel.

Then we typically charge a minimum of $250 -$300 refundable pet deposit in addition to $25-$50 in monthly pet rent, (depending on the size of the dog). 

The days where the hungry new agent worked like a dog to build customer base and learn the business are really gone. 

I just don't have to deal with toilets, inspections, pets, and many of the other problems common to residential rentals.

To start at the bottom of the food chain and "learn as you earn", maybe start as a "bird dog".

I’ve seen people pay $40 for a cat or dog, and get more for deposit.
