Obviously RSO/rent control is difficult to avoid in L.A. and the numbers would have to make sense.2) Find a 3bd 2bth with a detached garage (or ideally permitted guest house) that I can convert to an ADU and live in, while renting out the house.

The reason I did not identify the buy side first was because I unexpectedly had to sell (special permit on ADU  out of town compliance).

I purchased a property on long island (town of islip )  when I called national grid to turn the gas on they told ne that since it was inactive for over a year I would have to get a pressure test . additionally It looks like I have to get a permit as well.

The main draws for me were the location, 5 acres of uninterrupted views, and that it had municipal water.If I were to do it again: Well, I love the property so much I'd buy the same but, if I didn't know how much I'd fall in love, I'd get something that was already tied into the electric grid or obviously had been in the past so that I could get permitted electric.
