Being out of work, nearly 50 years old, and looking at my 401k, which I was diligent in my contributions from a young age, I realized that in my retirement I had social security as my only "passive" income and the rest was coming from my savings, which was then market dependent for growth once I stopped contributing.Although it took me longer than I wanted, I was able to get another W2 job, but while I was looking I started a handyman business.  

I think my company's employer identification number (EIN) will work just as my social security number in regards to credit history and credit score.

This means that lots of properties are either of the old era, quarters for a different social economic class of people and lots of properties have been redone for the new era, representing a new class of people.

I have been hustling to find figure out the financing, and found the best option with Patch of Land, who are a sort of hybrid HML and social financing company.

As an experienced flipper and real estate Broker, I rely on my network, direct mail, social media and signs on properties I own to find deals. 

They knew me from social events and knew I was competent, trustworthy, and knowledgable.  

(I have social issues, but that is another conversation)Note:  I did not use discounted cash flow, so a real banker would have different numbers.  

We are also going to use social media marketing since social media is a growing platform for self promotion and using Facebook and instagram ADS will enhance our business by reaching out to people with videos and clips.
