You should designate yourself as the Manager of the LLC (equivalent to a General Partner in a limited partnership)and state that you have the authority over day to day decisions.

Without that, it is difficult, if not impossible, to function as a real estate agent.

I have an retired attorney friend (not a paid attorney) who actually owns some rental properties (along with a partner) and according to him he doe4sn't have an LLC or partnership and doesn't see that I have a need (for an LLC) with the wholesaling.

I think Robert was more asking what function are you looking for an agent to fulfil with regards to your wholesaling, a buyers agent so you can try and wholesale mls listed properties, or a listing agent to get the properties you have under contract listed?

There are a ton of people who function in that market....they tie it up for a $1,000 in earnest money and sell it off to someone else for a simultaneous close.
