I ran back into my house to tell my parents that my car was missing and then we saw it being towed away out the front door.

Not to sound mean but to me it sounds like your parents are in a tough time.

A parent LLC and then a new one inside for each property?

My parents owned this home previously, but they didn't want to be landlords, so I was able to get a no-money-down seller financing agreement.

When my parents wanted to increase the rent, they just did it a few months before the end of a year of rent, they inform the tenant of the rent increase (it's usually just a small amount) and the tenant usually agrees since it's a pain to move from place to place.

My parent have had the problem where their meter was hard to read, so the water dept would just put  "1 unit" for months at a time, then suddenly "17 units" when they could finally read it.

As a former foster parent, father of three adopted children, and foster parent trainer for Dept. of Family Services, I feel slightly qualified to discuss living space requirements.

Get HIS parents involved if you have to. 

Due to my parent's age and my mother being handicapped, we moved them from Iowa to my wife's home. 

Anyone recommend any good multifamily house hacking books who start/success is not based on getting money from parents or in-laws for down payments.
