Can you guys reccommend any ONLINE licensing classes?

So if your IRA/LLC owns a rental property and you want to save a few bucks by painting it yourself, that is a prohibited transaction and the IRS could void the entire IRA (not just the part in the LLC).

The Rub:Currently I do not have the down payment, next year or the following, absolutely.Possible fixes:1) See if a commercial lender will finance a down payment, while I pay the owner for the next ten years or until a can save enough for a proper downpayment, all the while paying the down payment too. 2) Find a rich uncle, who is not afraid of the numbers.3) Find partners.Legality: Is it legal to ask for a lender to fund the downpayment?

Online research points to 'filtration soiling' and it seems to be somewhat common down here (NC).

That included going to the courthouse and searching records, looking up information online, checking for back taxes and such.

I ran into the same problem with ListData so I built my own list by calling the counties I wanted to mail to and talking to the tax department and asking for the IT department where I talk to a tech who maintains the online databases.

This will allow you to grow your retirement savings - hopefully more consistently than in conventional assets if you know what you are doing with real estate.  

Just to gain education, I'm taking online real estate classes while my wife is taking in class courses.

These two new purchases will wipe me out, but my goal is to start saving again and hopefully get a couple more in another year.I am bit addicted and see myself expanding my portfolio annually.

I thought about having a property management company manage the property but I do believe this is something I could do on my own and utilize on line screening services as well as checking local evictions public records.
