There is occasional turnover, and while that does take more effort, we have it down to a science… our last empty unit we listed for 4 HOURS on Zillow and had 57 inquiries that got us 6 qualified applicants and cost us about $2.50 to list on Zillow. again, being a full time job this is really child’s play as to how much time the typical occurrences take.

@Josh Taylor I occasionally come across lenders that will do a bridge loan of up to 24 months on Multifamily and Commercial properties.

I have lived in Santo Domingo DR, San Juan PR, Atlanta, Raleigh, Jupiter/North Palm Beach/Palm Beach Gardens and as get ready to retire, I think the parameters to locate do change with age.You want excellent medical care / good access to transportation / airport w/ cheap fares/ mountains and lakes and occasional beach.

Is this an everyday or every month deal, maybe not, but will deals like this pass my way occasionally in a $350k market, i have to believe they will and if i dont believe they will I'll never see it and wont have the guts to even make the offer.

I concentrate on buying properties in NW Denver suburbs (Arvada, Westminster, Thornton, Northglenn, and Broomfield), but occasionally find houses in Boulder County/Longmont areas.Most of my deals over the last three years were REOs, but those recently dropped of the face of the earth (or at least in Denver).

If they're later than that and don't call, he will not be there....unless there are others there at the same time.We schedule as many showings as possible for the same day/time, to minimize the number of times our contractor has to go to the property.Even with the best process, there will be occasional no-shows who confirmed.
