in general mortgage rates are based on risk (credit score, are you taking cash out, what is your % down etc), and what the bond market is doing.He obviously thinks you want a lower rate, ask him what the rate would be without any pointsDepending on your broker you probable were going to have an origination fee with the earlier loan,,

Obviously if there is a specific MI statute that prohibits this it may be different, but I have never heard of ANY state the made it illegal to enter with proper notice just because a tenant said "No"...including for showings.

Obviously this does not meet the 2% rule but is actually 1.5.I assumed 20% down on a $100,000 house with a 30 year  loan at 4.5%.
