I feel really awkward about discussing it with the tenants upstairs, because they've been really nice to me and I'm not sure if I should rat to the landlord about it because they might feel that I should have approached them first.

Or better yet find someone who has any personal experience with the COB Sale, or anyone who may be interested in a joint venture.As I understand it these properties will be sold free of any outstanding liens, for the greater of 20% or $500 down and the balance due approximately 6 weeks later.I have completed some research/due diligence on the properties that are in the neighborhoods that I am most familiar with and there looks to be some nice ones still on the list (owners have until the last week in Sept. to petition the City to remove their property from the list).Things that I have completed in researching the properties have been:•Current owner(s)•Property class•Tax Value•Last sale price & date•Drive-by/visual inspectionIs there anything else that I should consider trying to determine before the sale?

I personally went to detroit to look at properties, youd be amazed how nice some of the forclosures are, but almost EVERY house youd buy needs paint, carpet. paint and carpet on a 1000sq house cost several thousand, plus maybe someone from detroit can shed some light here, the city is VERY involved in rentals in the city of detroit, which is why my locals invest in the suburbs and close cities from what i understand, where there are not $100 houses, not even $1000 houses, maybe $10k houses.

I have done the traditional: list on MLS, Craigslist, send listing to other agents with recent sales, the home is staged and really nice in nice neighborhood, have not had many showings.

Obviously that's not going to set me up for life but it is 100% return per property so from that prospective it seems pretty nice to me.As far as purchasing the property we already know who owns it.

Last I checked I was up to 15 zip codes.Whats nice is, I dont pay monthly charges and that number belongs to me.With the last answering service I used to use if you stop using the service you lose the number assigned to you.

I have put Texas on top of my list, next Atlanta, Chicago and then Florida.I know Texas have a nice supply of apartment buildings for sale and that is what i will be going after.Thanks more reply would be appreciated.
