Mi humble advice: Keep learning and moving forward.

We are trying to move to a different part of town for financial, and personal reasons.

As a landlord agent, I've had to move to other states to get my investors what they want, and have been forced out of 4 of them already by rising prices and the few I am left in, are slowly burning out.

I would also keep an eye on what types of properties, with what features are moving faster than others.

Get a commitment on move out date and have them sign for that one month extension.   

The best time to pay for courses and/or coaching is when you already moving in an REI area and want to take it to the next level.

My plan is to paint over it to make it look nice and move on.

We also list all the documentation required to be approved: proof of income, social or TIN, etc.The application fee should not scare off a qualified tenant who likes the property, however it will keep tire kickers away.Keep investing and moving forward!
