I am still trying to decide which route to take, so any input would be greatly appreciated on your personal experiences, BUT my main question is this, and forgive me if it is a silly one - Can you get pre-approval through these loans (to ultimately find out how much I can borrow) without having a specific house for them to look at?

Hey BP,Here is the background before I get to the main problems and why I am now feeling "uncomfortable."

I personally do not invest there, mainly because its about 45-60 minutes from where I live, and would make no sense while I manage my own portfolio. 

The main house is vacant and there's this additional house in back. 

I'm a lobsterfisherman and entrepreneur from Maine.

I did deed research and found that it has a affidavit of heirency (was inherited by child of deceased father) and a tax lien contract (county tax lien was sold to a tax lien loan company and the owner now has a payment contract with the loan company).Would appreciate any insights from your experience of such deals.My main question is, how might I go about having an LLC or trust purchase the the tax lien contract  so that the property remains encumbered after the property is deeded to my land trust. 

I sold one last year. 4 bedrooms, but only 1 on the main floor.

*Maybe I'm not presenting the seller finance route in an attractive way.  

I want to learn some skills such as how to find deals in my market, estimate repair costs accurately, attract tenants, etc.
