Are there certain types and size of properties are best?

It’s our first rental investment property.

Hello,I am in the process of purchasing a property for $160k and plan to put 30% down with a DSCR loan over 30 years.

The house does not need much to have it rentable but does need serious upgrades to be a top property in the area.

Wish finding properties via wholesalers was automated and included a true value calc

I would like to grow my portfolio by 2-3 rental properties year over year.

The property should be worth about 125k after complete gut and renovate.  

Inventory is growing, and sellers are more motivated to move properties.

I’m active duty Air Force with four properties.
