Long/medium/short term rental?

I estimate how long it will take to do the job, then I offer that as my first counter. 

If you do not understand how NOI and cap rate determine value, learn it even if in theory it only applies to commercial RE.If you flip, you realize the gain in the short term.  

Be careful if the actual contract has any terms about assignment or allows their private access to the home before closing, as many "cash" buyers out there try to tie up your house for a low figure, then sell it higher to someone else before they decide to close it with you. 

However, I don't actually care as long as they are not bringing in clients, displaying signage, storing materials, etc.

I have a deal in my hands of 7 mobile homes all on separate .25 acre lots and all rented out to long term tenants.

Think long and hard. is 500- 1k in savings really worth the aggravation and again, potential loss. 

This situation is such a long one but I will try to keep it short and to the point. 

When the 100 year long trend of the population moving south ends we can talk about it.
