Unless you find an unmissable deal (which is hard to come by these days), I would maybe even play it safe in your shoes and wait for maybe 6 months to see where you stand and where the market stands.

The best way to get started in real estate is to learn as much as you can by reading books, listening to podcasts, learning from other people's experience in BP forums, and looking for the right mentor too.
