While I have lending lined up with a 5 year balloon, 20 year amortization and I'm ok with that, does anyone know of any lenders specific to Illinois that have longer term fixed rates for a cash out refinance assuming the proper appraisal and LTV?

@Stephen StokesYes, where there's a will, there's a way and the way to come in under the seasoning requirement is to use private lenders or non-agency money that will undoubtedly be more expensive in both the short run and long run.
