loans for 50K at 5.25%

Just sold my Cali property and making connections out of state for investing.  I have a chunk of change to invest but I want to invest in as many deals as possible.  I found a lender that will finance 50K with 20% down.  I'm a newbie...anyone have advice for the pro's and cons of these small loans or anything to be on look out for?
